Charge with the regulation of construction norms, be it private or public construction within Bafut Council Area

Ø  Town planning and development regulates the following permits: 

Building Permits: – This is an administrative instrument authorizing a building to be constructed in the municipality after ensuring that it complies with building standards and town planning regulations. In simple terms, it is an administrative procedure to accept that a particular building or structure be erected in the municipality by an individual or by a group of persons. A building permit is obtained after the following documents

  • Architectural plan of the structure (building) to be realized, which is made up of
  • Ground plan, foundation plan, the four side of the building, the roof plan, section, site and situation plan (block plan) description notes, quantities and cost estimates
  • In the case of a story building, it will require an architectural visa and an engineering study (structural calculations) dully signed by a registered civil engineer in the national order
  • For the building permit to be issued, a building permit fee of 1% of the building cost will be calculated and paid in the council treasury
  • There is also land tax of 0.1% of the evaluated land in addition to that, there is the town planning certificate which will be issued at the divisional delegation of town planning and housing upon a town planning certificate fee of 15,000 FCFA as of now
  • When all the payments are done, and the documents are okay, the owners of the project will take the Council’s team and the team from MINDUH at his expense for side inspection
  • Thereafter the town planning commission will sit to approve the building team

Demolition Permit: – This is an administrative instrument authorizing the partial or total destruction of a building. That is anybody wishing to demolish an existing structure (building) must obtain a demolition permit from the Council as stated by the Law

  • The individual needs to write to the Mayor through the town planning department of the Council with two communal stamps on the application. A team will be sent to evaluate the project and issue a demolition order if necessary

Land Occupancy Permit: – These are permits for temporal structures on a land and there are issued by the state only
